Market Conditions... Most offices are reporting
good sales in 2011. At Downing-Frye Realty we are experiencing
a great year. Sales at all price levels are up over 2010. The
transactions are up and the dollar volume is up. However,
there are areas around Naples where the prices are still soft. Some
neighborhoods have seen prices firming; others have
seen declines. Prices are driven by supply and demand. Total
inventories are down from the levels seen in 2010. The
under $300,000 price range is still the strongest segment in the condo market.
Sellers have become more realistic with
their pricing over the last couple of years and this is contributing to the
better market conditions. Most of the offices in
the area are expecting that the upcoming selling season will be a good one.
Many of the buyers that have been sitting on
the sidelines are now indicating that they plan to enter the market soon.
This coming season could be a good time to buy.
The Vineyards... The Vineyards sales have been
great so for in 2011. There aren't very many communities that can have
all the amenities as the Vineyards. It is an extremely well located
community that has 2 gold courses and the largest club
facility in the area. Most of the people living in The Vineyards are not
golfers. They just like living there. You can be
a golfing member is you wish and play on 2 courses, or if you like you can
become a social member of the club and use
the club facilities, which includes dining, swimming, fitness center, etc.
You can get on I-75 near The Vineyards and be
at the Southwest Regional Airport in about 25 minutes. At the entry to The
Vineyards is Physicians Regional Medical
Hospital and also at the entry is a shopping area with a Publix grocery store.
You are only about 5 miles from the beach.

Python on the loose... In September, the
Sheriff's office warned residents to use caution with your pets and children in
the Victoria Park neighborhood, because of a reported Python being on the loose
in the area. It was reported to be about
8 to 9 foot long. What is happening in Naples? ....Bears, cougars,
coyotes, monkeys, alligators, eagles, snakes, pelicans.
Crissy B's... Located on Rt. 41 in the same
parking lot with Outback Steakhouse; just across the parking lot.
Small and quaint, the usually good food provided by Chrissy and at fair prices.
Miller's Ale House... On Naples Blvd., near Hollywood 20 theater
... good food and really good prices

Rib and steaks. Intimate and comfortable setting
Longhorn Steakhouse... Rt 41 south of Vanderbilt Bch Blvd..My
favorite spot for good food and great prices
