Market Conditions...  Spring 2010 was a banner season for real estate sales in the Naples area.   All real estate firms experienced good sales.   Sales at Downing-Frye Realty were way up over last year.  In general, prices continued to decline over the last 6 months.  However there has been some firming of prices lately; especially for certain properties and locations.  Collier County updated their property assessed values this spring and they reflect a decline of about 10%.
A year ago most of the sales were in the very low price ranges.   Today, we are experiencing good sales at most price ranges.  Now is a good time to buy.  The winter selling season is over and many of the sellers are a little more motivated to sell, rather than waiting until next season.

Inventories are coming into balance and most Realtors are optimistic about the near future.  Waiting on the sidelines for prices to drop further might not be a good strategy from here on out.  Shortages are starting to show up in certain types of properties, such as single family homes priced in the $300s.

Luna Rossa...  2355 Vanderbilt Bch Rd (Galleria)  Very good Italian and at a really fair price.
