Market Conditions...  Market conditions have changed a little since my last Naples real estate newsletter.  In the fall of 2008 real estate sales were good throughout the Naples area.  Sales were up each month during the fall.  However, property prices were down.  Buyers are now coming off the sidelines and making purchases.  In some cases there are good bargains being had, especially on lower priced condos.  Some people are speculating that the bottom is near for home and condo prices in Naples, since the transactions are on the increase and inventories are starting to level out.  Many of the properties that come on the market that are really priced well are selling.  Most Realtors in the Naples area expect this winter selling season to be a good one.  There are many buyers on the sidelines that have been just waiting for the right time to get back in the market.  Mortgage money is readily available for creditworthy buyers.

Vanderbilt Beach Blvd....  Vanderbilt Beach Blvd. is now a pleasure to be on.  All six lanes are open. (just a few minor adjustments being made)

Pepper Ranch...  Collier County Commissioners approved the purchase of the 2,511 acre Pepper Ranch in Immokalee.  Now comes the debate about how to use the land.

Ace Group Classic...  The Ace Group Classic golf tournament will be at The Treviso Bay Tournament Players Club Course.  It will be from Feb. 16-22.

Hole-in-one...  A hole-in-one was made at this year's Immokalee Foundation Charity Tournament at the Bay Colony Golf Club on the hole where you can win a prize.  The winner won a Land Rover and $28,000.

Naples Bay...  No new speed zone to be set up for Naples Bay.

Vineyards...  Sales have been good.  Nobody knows the Vineyards like Karen Smith.
