Market Conditions... It is
presently a buyer's market. Sales are slow, but there is still some
activity in the
Naples Florida real estate market in well located existing communities and along

The Cleveland Clinic... The
Cleveland Clinic is gone. HMA officially now owns the facility and it has
been
renamed " Physicians Regional Medical Center ". Many of the same doctors
remained and many of the Naples
area doctors are now receiving privileges at the hospital.
Drive Inn on Davis... Well, we have finally lost our last Drive Inn movie theater. Toll Brothers will be developing the land.
Logan Blvd... The extension of Logan Blvd. to Immokalee Rd. is beginning and completion is expected by June of 2007.
Population... Collier County grew by 22.2%, or 55,865 between 2000 and 2005 bringing our total to 307,242.
Restaurants... Bricktop's... a new restaurant at the Waterside Shops. A must try!!!
The best new restaurant to open in the area this year! Also, next door is
Brio; another upscale spot to try. Ruth's Chris Steak House is coming to
the Coastland Center and will be located near the Cheesecake Factory. It
is scheduled to open in November.
King Richards Fun Park... The King Richards Fun Park on Airport-Pulling Rd. is under contract with Toll Brothers subject to rezoning for a 133 unit condominium project.
Wildlife... Bears are common in Collier County. From time-to-time, bears are seen in residential neighborhoods. On July 26th a black bear was seen in Regent Park in North Naples. Eagles are living in Pine Ridge, Audubon and other neighborhoods. A friend living on Crayton Rd. on the water has a group of 7 large manatees just off his dock. Panthers have been seen in the eastern part of the county. I live in a house in a residential neighborhood in the Vineyards and I had a group of 3 otters in my yard recently, as well as a beautiful red fox.
Property Values Increased... The Collier County taxable property values increased about 25.7% in 2005 to about $77.21 billion from $66.44 Billion in 2004. New construction is estimated to be about $2.12 Billion of the increase. So without new construction, property values went up about 22% in 2005. Within the city limits it went up about 21%.
When to buy... Everyone is asking the question... " When is the best time to buy and where should I buy? " Of course the answer is when the prices are low. There isn't as much speculative inventory available in the well established - well located communities. This is the safest place to be. Typically, prices in those communities will trend upward as we head into the fall months.
